RICS Level 2 Homebuyers Survey

​​This type of survey is suitable when buying a conventional house or flat built after1900, which are in a reasonable condition.

 

This report is designed to give homebuyer's

 concise information about the property's

condition. 

 

The condition ratings of the elements of the property are  laid out in a traffic light system, which is easy to understand.

 

This type of survey is non -intrusive. The surveyor will inspect areas normally open or used by occupiers, if safe to do so.

No testing of services will take place.

 

The surveyor will inspect and report on the condition of the property and give a summary regarding the condition of the elements of the property.

 

This includes services, grounds, garages and outbuildings.

 

The risks to the building, any damp, timber infestation and structural movement.

The Home Survey also known as a Building survey is the most comprehensive type of survey
 
This type of survey provides in greater detail about the property's structure and fabric.

This report is specifically designed for houses that were built before 1900, large, converted/  extended and property’s that are in a poor condition.

A Building Survey includes 
 
A thorough inspection of the property 


A photographic detailed description of the buildings elements including any risks

The surveyors overall opinion of the property 

Recommendations for any works and testing required.
