How Long does a Survey take?
​The length of a survey is very much dependent on the surveyors findings and the size of the property and dependant on what survey level.

How long does it take to do a valuation?
​
Approximately 1 hour, this is dependent on property size.​​​​
​Can the surveyor advise me on future changes to the Property?
​
We will engage with you before inspecting the property. If you are planning any alterations you should mention these to our surveyor. We will not be able to formally comment in the report, and our Surveyors cannot provide plans, or any structural assumptions for planned.

To what extent would the roof space be inspected?
​
Roof spaces may be insulated and may be used to store items. If the hatch is within 3 metres of the floor level, and it's safe for us to do so, the roof space can be inspected.

​Can I be there whilst the surveyor is at the property?
​
We normally advise that you are not there for the survey as we do not want the surveyor to get distracted from there inspection.
Will the services be tested during the inspection?
​
A visual inspection of the services in the property will be carried out and condition ratings and advice. Will be given. We are not qualified to test services. If no recent test certificate is available. We will recommend for them to be tested by a competent qualified person.
How will the surveyor test for damp and how much will they comment on?
​
The surveyor will inspect the property for dampness aided by a damp meter. This is a non-invasive inspection and no tests are taken. Objects will not be moved and no testing can be undertaken to walls behind permanent fittings including kitchen units wardrobes etc.
If high damp meter readings are apparent, advice will be outlined in the report.
When will I receive the report?

The report will be issued within a maximum of 5 working days of the inspection
